This is in words and pictures. The detail in this inventory is so important to ensure that you get your property back in practically the same condition as you gave it to the tenant, apart from general wear and tear.
In the past we have found that some agencies send out a member of their team and they don’t actually know what they are looking for when carrying out an inspection.
We have over 20 years of experience of carrying out inspections. Are the agencies looking for the dates of when the smoke alarm expires? Testing the alarms? Is there a carbon alarm fitted? Are the gutters leaking? Is there a slipped tile? Does the bath seal look split? Is there a trip hazard to the property? All these things and more need to be considered, when in fact they are often overlooked.
We have a comprehensive check list that we go through in each property. We can carry out inspections of residential properties to ensure they are being well maintained and advise on any issues or improvements that the property would benefit from, this will then either maintain the level of rent or hopefully improve the rental value.
How many times have you got to the end of a tenancy and the agent has carried out the check out and started to carry out viewings, then suddenly said to you that your property needs redecorating or re-carpeting?
We would advise you of this during the tenancy if we were to carry out the inspections. Importantly we also can identify any health and safety issues, which may arise visually and hopefully prevent them from happening before they actually do.
